    We almost skipped the architect to save money. Why pay thousands for drawings when a builder could just build what we wanted. It seemed like an obvious place to cut costs on an already expensive project. We are glad we didn’t, because the architect saved us more than three times their fee across the project.

    Our architect woking practice charged about five thousand for a full service. Over the course of the project they saved us roughly sixteen thousand in ways we never anticipated when we questioned whether to hire them at all. Here is exactly how a good architect pays for themselves several times over.

    The First Saving: A Design That Cost Less to Build

    We wanted a four metre rear extension. The architect suggested a two and a half metre extension combined with a side return. Same usable floor space. Different geometry.

    The smaller extension with the side return cost about eight thousand less to build than the four metre extension would have. Less excavation. Less foundation. Less roof. The side return used the existing boundary wall on one side, avoiding the cost of a new external wall.

    We would never have known this was possible. We thought bigger extension meant more space meant more cost, in a straight line. The architect showed us that clever design achieves the same space for less money. Eight thousand saved on the build, just from a smarter design.

    That single saving was more than the architects entire fee. And it was just the first of several.

    The Second Saving: A Planning Application That Worked First Time

    We were tempted to submit a planning application ourselves to save the architect involvement. Looking back, this would have been a costly mistake.

    Our architect knew Woking Borough Councils requirements. They designed within the parameters the council accepts. They prepared a thorough application with the right documentation. Approved first time, no queries, in the standard timeframe.

    Homeowners who submit poorly prepared applications often face refusals or requests for more information. Each refusal means redesigning and resubmitting. Each delay means weeks or months lost. A refused application can cost two to three thousand in wasted fees and lost time, sometimes more.

    By getting it right first time, the architect saved us the cost and delay of a refusal. Hard to put an exact number on it, but easily two to three thousand and several months avoided.

    The Third Saving: Drawings That Eliminated Builder Variations

    This is where the biggest saving came, and the one we understood least when we started.

    The architect produced detailed technical drawings. Foundation depths, beam sizes, insulation specifications, drainage layout, everything specified. We gave these to three builders to quote. The quotes came back within a few thousand of each other because they were all pricing the same clearly specified work.

    We chose a builder at forty four thousand. The final bill was forty four thousand four hundred. Almost no variations, because the drawings specified everything and the builder had nothing to guess.

    Homeowners who build from vague drawings face constant variations. The builder hits something not shown on the drawings and charges extra. These variations typically add six to ten thousand on a project this size. The detailed drawings eliminated almost all of them, saving us six to eight thousand in variations we never had to pay.

    An experienced Architect in London practice produces exactly this kind of detailed documentation as standard. Thorough drawings mean accurate pricing and few variations. Vague drawings mean assumptions and constant extra costs. The detail is what protects your budget.

    Adding Up the Savings

    The architect fee was five thousand. The savings across the project were substantial.

    Eight thousand saved on a smarter design that built the same space for less. Two to three thousand saved by avoiding a refused planning application. Six to eight thousand saved in variations eliminated by detailed drawings.

    Total savings, conservatively, around sixteen to nineteen thousand. Against a fee of five thousand. The architect paid for themselves more than three times over.

    And this counts only the savings we can measure. It doesn’t count the value the better design added to our property. It doesn’t count the stress we avoided by having a smooth project. It doesn’t count the problems the architect caught during construction that would otherwise have become expensive.

    Why Homeowners Doubt the Fee

    The fee is upfront and visible. You pay it at the start, before any of the savings appear. So it feels like a cost without a return.

    The savings are spread across the project and largely invisible. You dont see the variations you didnt pay. You dont see the refusal you avoided. You don’t see the cheaper design alternative you would never have thought of yourself. The savings are real but they dont arrive as a single obvious payment.

    This is why homeowners doubt the fee. The cost is concrete and immediate. The savings are diffuse and hidden. But add them up at the end of the project and the savings dwarf the fee almost every time.

    What This Means for Your Project

    If you are tempted to skip the architect to save money, reconsider. The fee looks like a cost. It usually functions as an investment that returns several times over.

    The smarter design that builds the same space for less. The planning application that works first time. The detailed drawings that eliminate variations. Each of these can save more than the entire fee. Together they typically save several times the fee.

    The homeowner who skips the architect saves the fee and loses the savings. The homeowner who hires a good architect pays the fee and gains far more than they paid. The maths, once you see the full picture, is not close.

    Six to eight months from first conversation to completion. A five thousand fee that saved sixteen thousand. A good architect pays for themselves three times over, in ways you only fully understand once the project is done.
