In between tenancy contracts, maintenance orders, and the odd “boiler is making weird noises,” there finally comes the time for another gas safety checkup. Most landlords focus on booking their Gas Landlord Certificate inspection before the certificate expires, which is important, but there is one question that deserves to come first.

    This seems rather obvious but this simple question alone can help you to save time, money, and much stress. Many property owners mistakenly believe that any gas engineer is capable of dealing with all kinds of gas work. In actual fact, qualification differs.

    The engineer can be qualified to install or repair a boiler in the house while having other qualifications for commercial premises, LPG equipment, or even landlord gas safety checks. It will be helpful to clarify whether the engineer is certified to check all gas appliances present in your rental property before the appointment is made.

    The gas safety inspection is about much more than just a paper

    Many landlords think about the gas safety certificate as about mere paperwork imposed by legislation. Indeed, the certificate is of great importance but the inspection itself is much more valuable than it may seem. If everything meets the required standards, the engineer can then issue your Gas Landlord Certificate, confirming that the property complies with current safety regulations.

    Experience beats efficiency

    Of course, everyone loves an efficient appointment, but the line between working efficiently and rushing through an inspection needs to be drawn.

    An experienced engineer knows the typical weak spots, how old heating systems behave, and can see some warning signs that other engineers will miss. Again, the inspection can be done efficiently but without being just another task for the day. In the case of your tenant’s safety, “done quickly” cannot be your main argument.

    There is no reason why anyone wants to have a problem found during a gas safety inspection, but it is good to know in advance how it all will go if something needs fixing.

    Some problems can be solved right during the appointment, and other ones will need new parts or some work done before issuing the certificate. It is better to know about it in advance because then it will be easier for you to arrange all necessary works and explain everything to the tenants if they are required to give access to their flat.

    A slightly higher price may mean regular notifications before the next inspection, online certificates, flexible schedule, or even the right to do the repairs yourself without hiring an additional contractor. All of these factors can often save you a lot more time than the initial price difference. But obtaining a certificate is not the aim. Knowing that the inspection was done in the correct way and that there were no serious problems with your property is what really matters.

    There are many things landlords can do to make the appointment process smoother: to ensure the engineer has access to all gas appliances, to inform the tenants about the coming inspection and about any heating/hot water problems. Even little details, like unusual sounds from the boiler or heating issues, can be important during the inspection.

    The booking of a gas safety inspection must never become about securing the first appointment that comes up on the website. It is a small effort that helps ensure your inspection is completed properly and that your Gas Landlord Certificate is issued without unnecessary delays or unexpected problems.

    For landlords, that single question often provides far more reassurance than simply hearing, “Yes, we’ve got availability next Tuesday.”
