    2. Prioritise the Kitchen and Bathroom

    Kitchens and bathrooms are among the area’s tenants pay the closest attention to. However, upgrading them does not necessarily require complete refurbishment.

    A tired kitchen may benefit from new cupboard handles, a fresh coat of paint, modern lighting or a replacement worktop rather than an entirely new installation. Similarly, bathrooms can often be refreshed by replacing outdated taps, shower fittings, mirrors, or storage.

    The key is to focus on improvements that make the space look modern, clean, and functional. Good ventilation, reliable appliances, and plenty of storage can be just as important to tenants as appearance.

    3. Improve Energy Efficiency

    Energy efficiency has become an increasingly important consideration for UK renters. Tenants are understandably conscious of household bills, particularly when energy prices remain a significant part of monthly expenditure.

    One of the most effective ways to protect rental property value is also one of the simplest: stay on top of maintenance.

    Small problems can quickly become expensive if they are ignored. A dripping tap, damaged seal, blocked gutter or minor damp issue may seem insignificant initially, but allowing defects to continue can lead to more serious repairs.

    Regular inspections, prompt responses to tenant concerns, and planned maintenance can help prevent unnecessary deterioration. Keeping appliances, heating systems, plumbing and electrical installations in good working order also contributes to a better tenant experience.

    A well-maintained property is more likely to attract responsible tenants and reduce periods of avoidable disruption.

    Not every improvement adds equal value. Instead of following every interior design trend, landlords should consider what genuinely improves everyday life for tenants.

    Storage is a particularly useful feature. Built-in wardrobes, shelving and sensible kitchen storage can make a property feel significantly more functional. Reliable broadband connectivity, secure entry systems, quality lighting, and convenient parking can also make a difference depending on the property’s location and target market.

    For furnished properties, choose durable furniture that can withstand regular use rather than focusing solely on appearance. The aim should be to create a home that feels comfortable, practical, and easy to live in.

    Even a well-maintained property can struggle to achieve its full potential if it is poorly marketed.

    High-quality photography, accurate descriptions, and a clear presentation can help a property stand out online. Before photographs are taken, declutter rooms, clean windows, open curtains and make sure each space is presented at its best.
